Multiple Single Asset Investments


Salamanca Capital manages investments in a number of single asset projects worldwide, including China, the Caribbean and Europe; the investments tend to be opportunity driven closed-ended structures such as Limited Partnerships.

Examples of these single asset investments are:

  • The Landings project in St Lucia is the largest ever private capital investment in the island's history with a project value of c. USD165 million. Salamanca provided structures finance to the project. We anticipate a net return on equity of 60%. (www.thelandingsstlucia.com)

  • The Drayton Park project in London comprises a total of 255 apartments of the extensive regeneration project around Highbury. Salamanca investors' involvement in the project is nearing the completion, and is anticipated to produce a net return of c.50% on equity committed.

  • Shimao Riviera New City is a project in Nanjing, China. The project comprises 8,100 units, a clubhouse, hotel and shopping centre built over 3 phases. Salamanca managed the forward-purchase of 25 units prior to the start of construction. Total investment committed for investors in the project is nearly USD5 million.

  • The Sir John Lyon House project in London is a residential development on the South Bank of the River Thames. The project produced an IRR of 12.4%.

  • The Bansko project comprises two separate sites to be developed in the Bulgaria ski resort of Bansko. It is intended that a 5* branded hotel will be developed on the larger site with a 95-unit apartment complex being developed on the smaller site. Total investment committed for investors in the project is just under EUR4 million.
